ALPHARETTA, GA — The Alpharetta City Council is set to vote Monday night on a rezoning proposal that could clear the way for a major redevelopment of North Point Mall.

If approved, the roughly 100-acre property would be rezoned to support the proposed North Point Sports and Entertainment District, a mixed-use development with hotels, restaurants, office space, shopping and about 1,400 new apartments.

“There’s very few places in Atlanta, especially north of Atlanta, where there is about 100 acres of opportunity,” City Administrator Chris Lagerbloom said.

The proposal also calls for a 20,000-seat, NHL-ready hockey arena. Lagerbloom said construction of the arena would only move forward if the NHL selects the location for a future Atlanta expansion team.

“One of the conditions on it moving forward is that the NHL actually select this location for a future Atlanta expansion team,” Lagerbloom said.

Jamestown, the developer of Atlanta’s Ponce City Market and Alpharetta’s Avalon, is spearheading the project.

The city’s Planning Commission recently voted 4-3 to approve the rezoning. Some community members have raised concerns about the number of apartments that could be included in the project. Critics have also voiced concerns about additional traffic.

Lagerbloom said the redevelopment has been in the works for years and does not expect construction to begin before the end of the year.

“This has been a work in progress over multiple years and these big projects take time,” Lagerbloom said.

The redevelopment would also change the format of shopping at the property.

“There will be shopping and retail opportunities that typically exist at the North Point of today, they’ll just be in a different format,” Lagerbloom said.

Lagerbloom said the future of the property has significance beyond Alpharetta.

“This anchor of North Point Mall has been around for 30 plus years, so whatever happens there is important to our city, it’s important to the region, it’s important to the state,” Lagerbloom said.

Another developer has proposed a similar project north of North Point Mall along Georgia 400. The Gathering at South Forsyth has also been pitched as a potential home for a new NHL franchise.
